Hi everyone hope your all having a wonderful day, just looking for some advice I’ve recently been transferred to a realestate and been privately renting. They sent me a link yesterday with a app we join. When I had it all sorted I noticed it said we were behind in our rent. I was shocked as I then realised they had increased the rent. I went back through emails to see if I was given any notice which no I wasn’t. No email phone call etc. I’m just wondering if this is how it all works. Owners hv decided too sell I'm not on a lease now Month too month My real estate agent is very slack Owners are investors overseas ..I hv had enoumous problems from start off tenancy with repairs Original conditions report was hardly acted on ..It was leased as a 2 bathroom home Second bathroom was discovered half way through lease as not operating.. as toilet in fact has been plumbed too storm water drain .. so no pooping or weeing in it So I guess my questions are Can u ask for proof it's being sold ?? The external unit of my split system air con/heater is on the roof of our 3 storey townhouse. It's extremely dusty here and there are a bunch of gumtrees in the lot next to us which drop leaves and debris like crazy. We've been here 2 years and 2 months. Our air con/heater has been running really inefficiently lately. I emailed the agent about having the unit cleaned and he said no. So…just vacated a property (private rental), moved in November 2022, no condition report received until January 2023- have since discovered our lease was NOT in any of the owners names but rather the partner of one. Our rent obviously paid to him as well. She’s now claiming we have caused significant damage to the home (by her own admission - screw holes in walls) the home has significant electrical issues (she continued to deny during the tenancy), we fell through the back deck, she didn’t repair. Thought & opinions please. I am renting a rural property in Queensland. The house is in poor condition, repairs being done as cheap as possible. There was evidence of termite damage in laundry on commencement of lease but I assumed it had been dealt with. Recently I advised RE of further termite damage now in bathroom. Termite inspection done & treated. The owners advised me personally to notify RE if any further evidence which I did 3 weeks ago...now in one of the bedrooms. Nothing has been done. Termites move rapidly. I know this is not my responsibility, but at the end of the day if the damage is too bad, the house may be condemned and I will be left looking for another rental with 3 dogs & 3 horses. Hi! Just reaching out to see if I have any rights in this situation. My landlord let me know he would be removing a couple of trees a little while back. I called him up to let him know I did rent this place for the large back yard and trees and was wandering which trees he was talking about. He said he would let me know. Then this week he lets me know the day before they will be over to remove them. This is what I come home to… I know they are probally going to build a new house or something there 😞. Hi! I'm new to this group. I recently joined because of a few very bad experiences with Real Estates! I have always rented but now even that is becoming unobtainable for so many! Currently I’m in a rental with a good landlord with no Real Estate involved. I’m lucky it’s working out but I’m terrified that I could easily become homeless in the future, because of the current housing shortage in NSW. And even if you get a rental property you have to be almost rich to afford the uncapped rent increases. And the Government won’t address the root causes for this housing crisis because most of the politicians probably own multiple Negative geared houses and properties! Overcharged by landlordI have been renting a unit in Sydney for almost 2 years and I’m just about to move out. Today, I confirmed something that had been nagging me for a while. When I moved in to the unit, I agreed with the landlord on weekly rent of $550, with the rent to be paid each fortnight. When the landlord presented me with the lease, the amount to be paid each fortnight was not $1,100, but $1,194.94. When I questioned the figure, the landlord said that he had calculated it based on the following calculation: 550/7 * 365 / 12 to come to a monthly rental amount of $2,390. He then divided this by 2 to come up with the fortnightly rate of $1,194.94. Not being used to the weirdness of the Australian renting scene and assuming the landlord was honest, I assumed his calculation was correct, though at the back of my mind I thought the fortnightly rent was very high. While the fortnightly amount on the lease is $1,194.94, the rental statement says “$1,194.94 based on a rate of $550 a week”. Also, the bond I paid was 4 weeks rent - $2,200. Essentially, over the past two years, I have overpaid a total of just under $5,000. I’m planning to give him the benefit of the doubt, point out the “error” and ask how he wants to resolve it. Hi y’all! I’m in qld! Maybe a dumb question but I haven’t had an inspection in maybe 5-6 months I think? I just signed a new 12 month lease starting in a month. Should I mention that I haven’t an inspection in a while? I’ve passed every inspection I’ve had(I’ve been here almost 2 years) and always let them know about any maintenance or I’m unsure about something and my RE and owners are so quick to get things fixed, they are incredible!I am just worried that because I haven’t had an inspection in months, should I mention it? I want to make sure they know I’m still looking after the place and would be happy to have another one if they wanted to or to send photos, etc. Plus, another question, I have a broken toilet paper holder. Hi y’all!I’m in qld. Sorry for the long post. I have lived in my rental nearly 2 years(in 2 months time it’ll be 2 years), and about a year since living in my rental on my own. I am hoping the owners will want to renew with me, I can’t afford to move(I’m on Centrelink and have a disability so y’all can imagine how hard it would be) as well as my landlords are absolutely amazing, have been since the start. They are on top of any maintenance, back and forth about getting nbn(which I can now get and will be paying $300 to get NBN in my rental, but only if they will renew with me). How do I go about asking my RE to ask my landlords if they will be renewing with me? I need to know soon so I can start planning if I do need to move out and how I’m gonna do it and where I’ll go. Hi all! I’m looking for info and advice for Qld RTA guidelines etc… I’m renting a 2bed apartment moved in 3 weeks ago. However, I have a 50L electric hot water system the hot water will last maybe 7 mins pushing it. Then takes roughly 1-2 hrs to reheat. It’s me and my son here. I am losing my mind, I don’t waste water generally but I can’t walk around with only 1 leg shaved and during winter it will be terrible! Anyone had this before? Any tips? Any suggestions??? I unfortunately have to resort to CAV/VCAT with a breach to my rental provider has gone silent and will not reply to a rent increase solution/challenge or repairs. It's been well about a month since even the agent can't get ahold of him. I'm just a touch on the concerned side of as I'm not in a lease that if I drag this through the channels I get issued with a 60 day notice to vacate, is that possible as I'm not in a lease(month by month)?Is there anything else I should be doing before going down this path? Hi Everyone, i'm in QLD and try to look for some advice. Recently my landlord took down the solar panels ( already 1.5 months ) and did some roof work, after the roof work finished he told the agent today:"installation team have reviewed the infrared images taken of the panels before they were taken down. Apparently there are a lot of hot spots in the panel indicating severe deterioration.This is a fire risk if the panels are re-installed. Inform the tenants I will be replacing the system in Q4."by the look of it, we are going to live in this house without solar for 5 months or even more. However, i believe the solar is part of the contract and it was listed on the advertisement. its kind of a big deal to me as i work from home and i charge my car during the day.i wonder if there anything i can do? or if i can contact RTA or something. cause wait until Q4 to replace/repair the solar panels doesn't sound right to me. thanks in advance ...
