Interview with Rodolfo Delgado, CEO of Replay Listings

Firstly, can you tell me a little bit about what Replay Listings does and how you are trying to change the rental market for the better?
Absolutely, Eleanor - and thank you for chatting with me today.
In short, Replay Listings is a platform that helps you find a home through unedited videos.
The beauty of Replay Listings is that it was born from a need. While I was a real estate agent interacting with multiple clients a day, I noticed most of them had the same friction points: they often expressed frustration between the difference in the pictures they saw online and the real apartments.
That’s when I came up with the idea of verified unedited videos that are geotagged - that way there’s little room for error. The person looking for an apartment gets to experience what’s really there.
Our objective is to bring more transparency into the real estate industry. If you’ve ever searched online for a home, chances are you have experienced manipulated pictures, duplicate listings, or even content that’s fake. With Replay Listings, all of that is gone. The way we do it is by having property representatives record unedited videos of the available properties within our mobile app (with the app’s camera,) which makes manipulating the content very difficult. When you’re searching for a new home through Replay Listings, you can be sure that “What you see is what you get.”
I noticed on social media that the Replay Listings iOS app recently had its three-year anniversary on the Apple Store - congratulations! What's the greatest lesson you’ve learned during these years?
The most important lesson I have learned so far is the importance of good company culture, and how it all starts at the top. The principles and values by which my company operates are set by the founders, and our behavior sets a precedent for how employees and clients behave within our platform. When I make an extra effort by always being punctual. Being crystal clear about the importance of diversity and respecting one another. When everyone else picks up on the values I preach, they practice them as well.
So it is essential for every leader to navigate with a strong set of principles when building a company.
I love that Replay Listings allows tenants to search using criteria such as roof deck, elevator, gym, and more, just like Dwell! Can you tell us about some of your other features that improve the process of finding a rental?
Absolutely! One of the most crucial features that allowed our success is that the app makes uploading an available property so easy and quick, that real estate professionals that use our platform tend to be the first ones to hit the market. For property representatives, that means giving your property the exposure it deserves faster.
For property hunters, that means less “bait-and-switch.” They are able to see what’s available even before the property representative left the building!
Finally, do you have any tips for landlords on how best to make their property stand out to get more applicants?
That’s a great question. My first advice, and probably the most important one, is to plan ahead before recording a video tour. A steady walk while recording is vital. Take your time and record the video tour as if it were for a loved one: Open the doors, turn on the lights, put down the bathroom lid. Avoid your video tour ending up looking like something out of the Blair witch project by being slow and steady.
Last but not least, I would strongly advise anyone who might switch homes to begin their search around five weeks prior to the lease expiration. Having a little bit of extra time can pay off and greatly reduce the amount of stress.
